We evaluated a property in Temecula, California for the feasibility of new residential development.
We assessed the feasibility of adding a new residential development and a new Community Center at a property in Temecula, California by evaluating multiple building configurations, lot-split potential, site conditions, zoning, and HOA requirements.
Each option included a Site Plan Diagram illustrating the location and extent of primary building structures, a Feasibility Assessment weighing outcomes against project goals and constraints, and a Feasibility Estimate outlining anticipated construction costs, including labor, materials, permits, and consultant fees.
The project goals focused on creating at least two residential dwelling units—a larger “Village Heart” and a smaller private residence—while utilizing existing graded pads to minimize additional site work, integrating communal and retreat-oriented spaces, and adhering to zoning and HOA requirements.
Options explored different configurations of the Village Heart and private residences across the graded pads, with the lot-split option providing an alternative path to achieve similar development potential.
