We navigated LA zoning codes to maximize affordable housing units in Chinatown.

We conducted zoning analyses on the maximum number of affordable housing units possible on a 100 percent affordable development in the heart of Los Angeles’s Chinatown.



Massing Scenario


We learned from informal interviews and community meetings about the needs for deeply affordable housing units for seniors and families coupled with space for small community-based retail including fresh culturally-specific foods.

Our site assessment and diagrams will inform a County-issued RFP for development on the site, hopefully resulting in the development of hundreds of affordable housing units for the Chinatown community.








Massing Scenario


The site falls within LA’s newly approved Downtown Community Plan and the New Zoning Code, which prompted our team to analyze the form-based code’s ability to increase affordable housing density.

Our work included a review of previously articulated community priorities, an assessment of current and proposed zoning codes, and the creation of massing schemes for affordable housing given the site requirements.
